Independent Damp & Mould Surveys in Doncaster
Professional damp and mould inspections, assessments and written reports for landlords, letting agents, property managers, housing providers and homeowners.
If you have damp, mould or persistent condensation in a property, the first question should not be “What treatment can we sell you?”
It should be:
“What is actually causing the problem?”
Need an independent damp and mould survey in Doncaster?
Compliance Inspections provides an impartial assessment of the property and the evidence found, helping to identify the likely cause or causes of damp, mould or persistent condensation.
You then receive a professional written report to help you make an informed decision about what needs to happen next.
We assess. We report. We don’t sell the repair.
A Truly Independent Damp & Mould Survey
There is an important difference between investigating a damp problem and selling a damp treatment.
Compliance Inspections does not carry out damp-proofing or remedial building work.
We do not sell damp-proof courses, tanking systems, mould treatments or repair services.
We do not receive commissions or referral fees from contractors, and we will not pass your details to companies hoping to sell you remedial work.
The survey and report are the service you are paying us for.
Our role is to assess the property and provide an impartial account of what we find.
If remedial work is required, you are free to take the report to a contractor of your choice.
This separation between assessment and remedial work means our findings are not influenced by the need to sell you a particular treatment.
Diagnosis Before Remediation
Damp and mould can have many causes, and sometimes several factors contribute to the same problem.
Installing a damp-proof course will not solve a ventilation problem.
Cleaning visible mould will not resolve the moisture conditions allowing it to grow. Increasing ventilation will not repair penetrating water caused by a building defect.
Before spending money on remedial work, it makes sense to understand the likely cause.
Qualified Damp & Mould Assessment Backed by Over 30 Years’ Assessment Experience
Compliance Inspections brings together specialist damp and mould training with more than 30 years’ experience carrying out professional assessments and inspections.
Our assessor has completed Elmhurst Energy’s Damp and Mould Assessor Training, including its competency assessment.
The training covers the structured investigation of damp, mould and condensation, including building condition, ventilation, moisture, heating, property use and other factors that may contribute to damp and mould.
Our wider assessment experience spans property, energy, water safety and compliance work, providing a strong practical understanding of how buildings, services, ventilation and occupancy can interact.
Over 30 years’ assessment experience. Specialist damp and mould training. Independent reporting.
What Can Cause Damp and Mould?
Damp and mould should not automatically be attributed to one cause.
Depending on the property and the evidence found, contributing factors may include:
- condensation
- inadequate or ineffective ventilation
- high internal humidity
- cold surfaces
- thermal bridging
- insufficient insulation
- inadequate or intermittent heating
- water leaks
- defective plumbing
- penetrating damp
- defects to roofs, gutters or rainwater goods
- defects around windows, doors or external walls
- moisture entering through the building fabric
- rising damp
- flooding or previous water damage
- changes made to the property
- the way moisture is generated and managed within the home
There may also be more than one contributing factor.
That is why a proper investigation should consider the property as a whole rather than simply looking at a patch of mould and deciding on a treatment.
What Happens During a Damp & Mould Survey?
A damp and mould assessment is a physical inspection of the property.
The precise investigation will depend on the property and the problem being reported, but may include consideration of:
Visible Damp and Mould
We inspect the location, distribution and extent of visible damp, mould growth, staining and other signs of moisture.
Moisture
Where appropriate, moisture readings and other observations can help build a picture of where moisture is present and how it may be affecting the building.
Ventilation
We consider the ventilation provided to areas such as kitchens, bathrooms and other rooms and look for factors that may be contributing to excessive internal humidity or condensation.
Building Fabric
Relevant parts of the building are inspected for visible defects or conditions that could contribute to water penetration, heat loss, cold surfaces or moisture accumulation.
Heating and Thermal Conditions
How a property is heated, insulated and ventilated can affect surface temperatures and condensation risk.
Property Use
Normal activities such as cooking, bathing, washing and drying clothes inevitably create moisture.
These factors need to be considered alongside the building itself rather than automatically assuming that the occupants are responsible for a damp or mould problem.
Available History and Evidence
Where available, previous reports, repairs, photographs, recurring problems and information from occupants or property managers can help establish a clearer picture.
The aim is to bring the evidence together and identify the likely underlying cause or combination of causes.
Damp & Mould Reports – Evidence You Can Work From
Following the assessment, you receive a written report documenting the findings.
Depending on the circumstances, the report may include:
- areas inspected
- observed damp and mould
- photographic evidence
- relevant moisture and environmental observations
- ventilation and building-condition findings
- factors likely to be contributing to the problem
- identified or suspected underlying causes
- recommended next steps
- areas requiring further specialist investigation where appropriate
The report gives you a documented basis from which to make decisions.
Because Compliance Inspections does not sell remedial work, you can use that report with whichever appropriate contractor or professional you choose.
Damp & Mould Surveys for Landlords and Letting Agents
Damp and mould in rented property should be taken seriously.
An independent assessment can help a landlord or managing agent establish what is happening, document the condition of the property and determine appropriate next steps.
This can be particularly valuable where:
- a tenant has reported damp or mould
- mould repeatedly returns after cleaning
- the cause of the problem is disputed or unclear
- condensation is suspected
- previous repairs have not solved the problem
- a landlord wants evidence before commissioning remedial work
- several potential causes are present
- a written record of the investigation is required
- a property is being prepared for a new tenancy
- a managing agent or property owner requires an independent report
A damp and mould assessment should not begin with an assumption that either the building or the occupant is automatically at fault.
The evidence should lead the assessment.
Landlord Responsibilities for Damp and Mould
Damp and mould are not simply cosmetic problems.
Government guidance recognises that damp and mould can affect health and states that landlords should identify and address the underlying causes rather than simply remove visible mould.
Landlords are expected to take reports seriously, assess the issue and respond appropriately.
Current government guidance recommends arranging an inspection to assess the presence, severity, location and underlying causes of damp and mould and the potential risks involved.
For private landlords, housing safety requirements are also becoming increasingly important. Local authorities have enforcement powers where serious housing hazards are not properly addressed.
An independent assessment can provide valuable evidence of the condition found, the investigation undertaken and the actions that may be required.

Awaab’s Law and Damp & Mould
Awaab’s Law introduced specific legal timescales for social landlords dealing with significant damp and mould hazards and emergency hazards in England.
The first phase came into force on 27 October 2025.
It reflects a wider change in how damp and mould are regarded: not simply as maintenance or decoration issues, but as potential housing and health hazards requiring proper investigation and action.
Different legal requirements apply depending on the type of landlord and property, so an assessment does not replace a landlord’s responsibility to understand and comply with the legislation applicable to them.
What an independent survey can provide is clear evidence about the property and the damp and mould problem being investigated.

Why Simply Cleaning Mould May Not Solve the Problem
Removing visible mould may be necessary, particularly where it presents a health concern.
But removing the visible mould and resolving why it developed are two different things.
If excessive moisture, a leak, inadequate ventilation, a building defect or another underlying cause remains, mould may return.
Current government guidance specifically emphasises identifying and tackling underlying causes rather than relying solely on surface mould removal.
That is why our assessment focuses on why the conditions exist, not simply what the affected surface looks like.
Damp, Mould and Condensation
Condensation is one of the most common contributors to damp and mould in homes.
Warm air can hold moisture. When moisture-laden air reaches sufficiently cold surfaces, condensation can form.
Bathrooms, kitchens, bedrooms, external walls, window reveals, corners and areas behind furniture can be particularly susceptible depending on the property.
But saying “it’s condensation” is not necessarily the end of the investigation.
The next questions include:
- Why is excessive moisture accumulating?
- Is ventilation adequate and working correctly?
- Are surfaces unusually cold?
- Is heating adequate?
- Are there insulation or thermal-bridge issues?
- Is water entering from another source?
- Are several factors interacting?
A good assessment considers the cause of the condensation, not merely its presence.

Frequently Asked Questions About Damp & Mould Surveys
What is the difference between a damp survey and a damp and mould assessment?
The terminology is often used interchangeably. A damp and mould assessment considers evidence of moisture and mould within the wider context of the property, including potential building defects, ventilation, condensation, heating and other relevant factors. The objective is to understand the likely underlying cause rather than simply record that damp or mould is present.
Are your damp surveys independent?
Yes. Compliance Inspections does not carry out damp-proofing or remedial building work, does not sell damp-proof courses or treatments and does not receive contractor referral commissions. Our service is the assessment and report.
Do you carry out damp-proofing work?
No. We deliberately separate the assessment from the remedial work. If work is required, you can provide our report to a suitably competent contractor of your choice.
Will you recommend a damp-proofing company?
No. We do not operate a contractor referral system. This helps maintain a clear separation between our assessment and any subsequent commercial work.
Can you tell whether the problem is condensation or rising damp?
The purpose of the assessment is to consider the available evidence and determine the likely cause or causes. Damp and mould can arise from several different mechanisms, and more than one factor may be present.
Do you inspect mould as well as damp?
Yes. Our assessments consider damp, mould and condensation together with relevant factors within the property that may be contributing to the conditions.
Do you provide a written report?
Yes. The written report is an important part of the service. It records the findings and provides evidence that can be used when deciding what action to take next.
Do you carry out damp and mould surveys for landlords?
Yes. We work with landlords, letting agents, property managers and other accommodation providers as well as homeowners.
Can a landlord just blame condensation on the tenant?
The cause should be properly investigated. Everyday activities inevitably generate moisture, but building condition, heating, insulation and ventilation can all influence whether that moisture results in condensation and mould. An assessment should consider the evidence rather than begin by assigning blame.
Does cleaning mould solve the problem?
Not necessarily. Cleaning removes visible mould but does not in itself address the moisture conditions or other underlying causes that allowed it to develop. If the underlying cause remains, mould may return.
Do you cover areas outside Doncaster?
Yes, depending on the location and type of instruction. Doncaster is our core area, but we can travel further for suitable work, particularly commercial, portfolio and multiple-property assessments. Contact us with the postcode and requirements.
